Patients need medical services irrespective of the economy. Though there are telehealth programs, most medical services are still provided in person. Hence there is demand for medical office space. Traditional office buildings are discounted due to work-from-home programs. These programs have reduced demand for traditional office spaces. Thus, Lily Oak’s strategy is to take advantage of the discounted values. We invest in distressed medical office buildings and/or convert traditional offices into modern medical offices. This focus on medical office enables us to generate cashflow which can cope with a recession. It also positions the properties to sell at a higher price when the time to sell comes.
Lily Oak uses a simple process to make investments. We:
(i) find the best investment property deals
(ii) raise capital to purchase the property
(iii) manage the property efficiently, and
(iv) process distributions to partners on time.
Finding great deals is our competitive strength. We go through hundreds of properties before choosing one which suits our profitability criteria. We conduct extensive cost/benefit analysis, assess the condition of the property, and evaluate environmental reports of the property before moving forward
If a property passes these checks, we raise the equity from partners, obtain loans from banks, and complete the purchase.
Managing the property involves several tasks. These include increasing income, decreasing expenses, and ensuring tenant satisfaction.
Depending on your share of the investment, the firm will distribute your shar of the cashflow to you every quarter. Accountants will prepare monthly financial statements, annual K-1’s for tax reporting, and processes distributions upon exiting the investment.
